The houses we see in Wellesley
Two kinds of houses come up most often. Center-entrance Colonials and Capes with the kitchen in a back corner. And the ranches, split-levels and garrisons that went up from the 1950s through the 70s.
The older houses come with plaster walls, galvanized plumbing and sometimes knob-and-tube wiring. We check for all of it on the first visit. It belongs in the estimate, not in a change order.
The mid-century houses have a different problem. The kitchen is closed off, the bathrooms are tight, and the panel was sized for a house without a dishwasher. Most of these jobs start by asking which walls can come out.
What Wellesley homeowners ask for
A bigger kitchen with an island
The wall to the dining room comes down and an island with seating goes in. A walk-in pantry takes over the old broom closet. Full kitchen remodels start at $35,000.
A real primary bath
A curbless shower, a double vanity and a separate toilet room, often carved out of a spare bedroom. Hall baths keep the tub for the kids and get tile that wipes clean.
Additions that fit the lot
A second story over a ranch, a primary suite over the garage, or a mudroom bump-out off the kitchen. Wellesley lots have room, but setbacks and lot coverage still decide what fits.
The whole 1960s house
Layout, kitchen, baths, windows and wiring in one plan with one schedule. One permit set and one crew instead of three separate jobs.
Permits and the town
Building, plumbing and electrical permits in Wellesley go through the town’s building department. We pull them, book the inspections and meet the inspector on site.
Additions have to clear zoning first: setbacks, lot coverage and height. We check all three before we draw, because nobody wants to pay for a plan the town will reject.
Houses built before 1978 often have lead paint, and Massachusetts regulates how it is disturbed. If yours is that age, we plan the demolition the way the state requires.
How a project runs
Site visit and estimate
We walk the house with you, measure, and look at the panel, the plumbing and the framing. You get an itemized written estimate, not a single number.
3D design and selections
You see the kitchen or bath in 3D before anything is ordered. Cabinets, tile, counters and fixtures get chosen and priced here, so the budget is settled before demolition.
Permits and ordering
We file with the town and order the long-lead items. Cabinets and windows usually set the start date, not the permit.
Construction and walkthrough
One project manager runs the job and sends you a weekly update. At the end we walk the house together, close out the punch list and hand you a written workmanship warranty.
Questions we hear most
How much does a kitchen remodel cost in Wellesley?
Full kitchen remodels start at $35,000. Removing a bearing wall, adding an island with a sink, and custom cabinetry push the number up. Every line is priced separately, so you can see what each decision costs. More in our cost guide.
Do I need a permit for a bathroom remodel?
If plumbing or wiring moves, yes. A like-for-like swap in the same spot often does not, and we check with the town first. Moving the toilet or adding a circuit for a heated floor does, and we pull it for you.
Can we live in the house during the work?
For a kitchen or a bath, most families do. We set up a temporary kitchen and seal the work area with plastic and a zipper door. A whole-house job or second-story addition is harder to live through, and we will say so up front.
How long does the construction take?
A bathroom usually takes four to eight weeks of construction. A kitchen usually takes six to twelve. Additions run longer, and foundations and framing slow down in winter.
