New homes and teardown rebuilds
You own an empty lot, or a house that is not worth fixing.
A teardown is the right call when the foundation, frame and systems all have to go. Otherwise, start with our whole-house renovation page.
In Needham, Lexington and Wellesley, that is often a small Cape or Colonial on a lot that allows more.
A pre-1978 house probably has lead paint, which Massachusetts regulates. In Boston, a dumpster on the street needs a street occupancy permit.
With your architect or with ours
If you have an architect, we build from their drawings. We like to join before they are final, while details can still change.
If not, we design the house and show you a 3D model before anything is ordered. A structural engineer stamps the foundation and framing drawings either way.
Site and zoning come first
Before floor plans, we check what the lot allows. Setbacks, height limits, lot coverage and parking shape the house more than any sketch.
In Boston, the building permit goes through the Inspectional Services Department. In Cambridge, an older house goes to the Cambridge Historical Commission before it can come down.
Budgeting in stages
We do not price a house we have not seen. After the site visit you get a rough range based on lot, size and finishes.
Once the design is set, you get an itemized written estimate. Foundation, framing, windows, roofing and finishes each get a line.
Tile, cabinets and fixtures can be carried as allowances, so you can move money between lines before we sign. Ledge or a sewer connection across the street moves the number more than countertops do.
How a new build goes
Site visit and zoning check
We walk the lot and pull the zoning, then tell you what can be built there.
Design and pricing
Your architect’s drawings or our 3D design, priced line by line. Nothing goes to permits until you approve the estimate.
Permits and demolition
We file the permits, handle any historical review and take the old house down.
Construction and walkthrough
One project manager is your single contact. You get weekly updates, a final walkthrough and a written workmanship warranty.
Questions about building new
Can you build on a lot I already own?
Yes. Send the address and we will check the zoning.
How long does a custom home take?
Design and permits usually take a few months. Construction often runs most of a year, longer if the foundation waits out the winter.
Is a teardown cheaper than a gut renovation?
Not always. With a sound foundation and frame, renovating usually costs less. If everything needs replacing, building new often is.
Do you build outside Boston?
Yes, about 30 miles around the city, from Newton and Brookline out to Lexington and Wellesley. The full list is on our service area page.
