What Newton homeowners usually ask for

Opening the kitchen to the family room

Many kitchens here still sit behind a wall. Taking it out means a steel or LVL beam, new wiring and a floor patch where it stood. How we remodel kitchens

A real primary bathroom

Older houses often have one small bath per floor. We borrow space from a closet or spare room for a double vanity and a curbless shower. How we remodel bathrooms

A second story on a ranch or Cape

Going up keeps the yard and the setbacks you already have. The roof comes off for a stretch, so we time it around the weather. Home additions

The whole house at once

When the kitchen, baths and wiring are all original, one project is less disruptive than three. Whole-house renovations

The houses we work in

Newton’s villages mix Victorians and Queen Annes with center-entrance Colonials, Capes and postwar ranches.

Behind the plaster, the older ones share the same surprises. Knob-and-tube wiring, cast-iron drains, galvanized supply lines, and a staircase too narrow for a 36-inch vanity. After more than 20 years in Massachusetts construction, we expect them, but they change the estimate.

We look for them at the site visit, so the estimate covers what is really there.

Houses built before 1978 often have lead paint, and Massachusetts has rules for disturbing it. We plan the demolition around them.

Permits and inspections in Newton

The city’s building department issues the permit. The licensed electrician and plumber on the job pull their own permits.

Inspectors come at rough framing, rough electrical and plumbing, insulation and final. We schedule and meet them, so you do not take time off work.

Moving a bearing wall or adding a story needs stamped structural drawings. We handle those in the design phase.

How the project runs

  1. Site visit and written estimate

We walk the house, measure, and look at the panel and the drain lines. You get an itemized estimate with labor and materials listed line by line.

  2. 3D design and permit filing

You see the kitchen or bath in 3D before anything is ordered. Once you approve the drawings, we file with the city and wait for the permit before demolition.

  3. Construction with one point of contact

A project manager runs the job and sends you a weekly update. Dust walls and floor protection keep the rest of the house livable.

  4. Final walkthrough and warranty

We go through every room with you and fix what is on the list. You get a written workmanship warranty when the job closes.

What the price depends on

A full kitchen remodel starts at $35,000. Bathrooms and additions are quoted after a site visit, because the house decides much of the number.

The big movers are the same in most houses: moving plumbing, a bearing wall, a panel upgrade, and the finishes. Semi-custom cabinets and quartz counters sit at one end. Inset custom cabinets and marble sit at the other.

Kitchens typically take six to ten weeks of construction, bathrooms four to eight. Additions run longer and depend on the season, since foundations wait on the weather.

Questions homeowners ask us

Can we live in the house during a kitchen remodel?

Usually yes. We set up a temporary kitchen with your fridge and microwave and seal off the work area. A whole-house job is different, and we talk that through at the site visit.

Do you need the permit before you start?

Yes, for anything beyond paint and fixtures swapped in place. Demolition starts after the permit is issued, so we file as soon as you approve the drawings.

Who deals with the inspector?

Our project manager. We schedule each inspection, meet the inspector on site and tell you the result in your weekly update.

What happens if you find knob-and-tube behind the wall?

We stop, show you, and price the fix as a written change order before continuing. An open kitchen wall is a practical time to replace it.
