The houses we see in Needham

Needham is full of Capes and Colonials, with split-levels from the decades that followed. Many have been rebuilt or expanded, so one street mixes new farmhouse Colonials with untouched originals.

In an original Cape the kitchen is small and shut off at the back. Upstairs you get knee walls, low ceilings and one bathroom for everyone.

Owners who stay usually want the kitchen opened up, a real primary suite, and a second full bath. We plan all three at once, even if you build in stages.

What Needham homeowners ask us for

Opening up a Cape kitchen

We open the wall to the dining room, carry the load on a flush beam, and set the island there. Kitchen jobs here often move the range and add circuits.

A primary bath under the roof

On a Cape second floor the bathroom sits under the slope. We use the existing dormer or add a shed dormer, and put the shower where headroom is tallest.

A suite above the garage

Many Needham Colonials have an attached garage with a low roof. A bedroom and bath above it is an addition that takes no yard. We check the garage foundation first.

Fixing a split-level layout

Split-level kitchens are often cut off on the upper level, with a half bath by the entry. We join kitchen and dining, make the half bath full, and replace the old panel.

Permits and rules in Needham

The Needham Building Department issues the building permit. Licensed electricians and plumbers pull their own permits, as Massachusetts requires.

A dormer or second floor changes the roofline, so the town checks height and setbacks first. Lots that back onto wetlands or the Charles River may also need the Conservation Commission.

Many houses here predate 1978, and Massachusetts regulates lead paint, so we test before anyone sands or demolishes.

How the project goes

  1. Site visit and measurements

We measure, check the basement and attic, and talk through what you want and what you would rather skip.

  2. 3D design and itemized estimate

You see the kitchen or bath in 3D before demolition. The estimate lists cabinets, tile, fixtures, labor and permits line by line, so swapping an item shows the price change.

  3. Permits and ordering

We submit to the town and order materials. Cabinets have the longest lead time, so they are ordered first and set the start date.

  4. Construction and final walkthrough

One project manager runs the job and sends a weekly update. A bathroom usually takes four to eight weeks of construction; a kitchen often runs eight to twelve. We finish with a walkthrough and a written workmanship warranty.

What the price depends on

A full kitchen remodel starts at $35,000. Moving the sink or range, a structural beam, and custom cabinetry push the number up. Keeping the layout and choosing semi-custom cabinets keeps it close to that number.

Bathrooms, suites and additions are quoted after a site visit. The big variables here are galvanized or cast-iron plumbing, how much roof framing changes, and room in the electrical panel.

Changes get a written price before we do them. More in our cost guide.

Questions homeowners ask us

Can we live in the house during a kitchen remodel?

Usually yes. We set up a temporary kitchen in another room and seal the work area with plastic. Some dust still travels, so plan on extra cleaning.

Can our Cape take a full second floor?

Often, but not always. We check the foundation, first-floor framing and zoning height limit first. A shed dormer across the back is the common middle step.

Who handles the Needham permits?

We do. We file the application, coordinate trade permits, schedule inspections and close the permit out. You sign the owner authorization, nothing more.

How long will we be without a bathroom?

With one bathroom, we keep the toilet out of service as briefly as we can. You get the dates in advance, and many families line it up with a trip.

Where we work

Our office is in Boston’s South End. Needham and the towns next door sit well inside the 30 miles we cover.
